Our Workflow:

1 Design and Executive Project
  • If you have an architectural project, we make an assessment of its content and check if is sufficient to start the construction, but if it is incomplete, we will finish the project to meet all requirements.
  • If you don't have an architectural project, we start with you defining your needs and what you like, then we make a design proposal which will be reviewed until you are satisfied with it and then make an executive project
  • We also advice on construction permits and typical owner obligations.
2 Budget
  • Based on the executive project we breakdown all the items that will be required for the construction and calculate its cost to make a general budget considering price and quality. Also, we include an estimate for items to be defined, designed or chosen. And another estimate for contingencies and unexpected events.
  • We make an outline for the budget cash flow and adjust it to your time needs and financial resources.
  • In case of price change of an item, we put it the to be defined estimate until you approve the new price or the specification change.
3 Calendar
  • From the budget and the project's items catalog, we make a master schedule. With this in mind and trying to reduce uncertainty, we look forward to four or six weeks ahead and create the lookahead schedule which is more detailed than the master schedule. Then we make a week schedule which covers the project's most important issues.
  • With the master and the lookahead schedule we calculate the critical path for the entire project and focus on the critical tasks within each week schedule.
  • Each week we will record completed tasks and keep track of the performance of all the teams to get the project on time and budget.
4 Construction Project Management
  • After design and planning is time for the construction stage to begin and also its cost, time quality and security management.
  • We make a daily track of the critical path activities to identify possible delays and to take measures to avoid from happening.
  • Also measure team performance to pinpoint those which are below expected and lead them to implement a change to improve.
  • We keep daily track of the expenses and the budget balance, always available for you at any time. We want you to know exactly what we are doing with your money.
  • Anyone in the work site could open an issue ticket to inform you and all the teams if there is something wrong with quality, changes or constructability. Nothing is left aside, everything has to be solved to keep up with the schedule, on budget and meet our quality standards
